Pros: The staffs are very helpful. Very clean rooms and near to all the main hot spots.

Pros: Honestly this place was much better than I had initially expected. It was clean and having a private pool in front of the beach with a 5 minute walk to bangala road was great.

Cons: Some negatives, the sound insulation at the place was pretty atrocious I could hear music playing from other rooms at all hours of the night and cars driving outside. But it's much better than what the reviews currently say. I'd say check it out.

Best value for money in patong by far

Pros: Location extremely close to the beach but just far away enough away from walking street to walk there and not hear it after

Lovely location and Staff

Pros: The location was perfect staff friendly and clean every day

Cons: Is not well maintained for a hotel with a lot of potential they should invest more in maintenance

Cons: My room had a balcony but no room to sit due to the AC unit and wad facing into the back yard full of junk

Pool not as expected

Pros: The location was great, right opposite the beach, and 10 minutes from the centre. Clean and tidy, but the lift was a bit complicated. There was a caffee bar on the top floor with good views, that's about all.

Cons: The pool and balcony are not as nice as the photos with a lot of broken tiles and dripping water from balconies above. But the water was clean and very refreshing on a hot day.

location and room was nice but if l stayed longer then a night l would have to get another mattress

Pros: last minute booking as we left a day early had accommodation booked for 5 nights but they wanted $360 for the one extra night which was joke as we arrived in 11pm. Booked Modern Living was so happy with it had ocean view with a small balcony for the money the room was great and location was even better so close to everything. The staff were very helpful and room was very clean and breakfast was ok

Cons: The mattress was like a solid block so hard that is the only fault about the accommodation but it does play abig part as it was so hard to sleep on
